Las Vegas Foreclosures - The mad Market of Las Vegas Real State Estate

The Real State market is not as regular as it is today in Las Vegas. As a buyer, after reading the reports that Las Vegas is the number one city with the top foreclosure rate, would make you imagine that the asking price should be rock bottom. But unfortunately, the case was reversed. I tried to purchase a house that was released by a bank for sale. I was ready to obtain the home in cash for the asking price of 68,000 Dollars . {After making the offer, I was instantaneously told that there were 8 other offers on the same property.

This scenario is happening today in Las Vegas. It seems that the amount of foreclosure homes being released by the banks are getting less and less. Many believed that mortgage companies were doing this to create a sellers market where there is a condition of increased selling price for the property.

If your lucky, you could obtain one of the homes that is still valued below their replacement value.

Prices over the last two months have higher gradually in the lesser priced segment, on the luxury segment prices keep falling at a lesser rate, I think its fair to say that the bottom is finally here.

If you’re a shopper,

-Accept the fact that the asking prices is not going to be your purchase price. .

-Be prepared to pay in cash, if at all possible. Wanted foreclosures tend to attract all the cash buyers. If you really want that property? Have your cash ready.

-If you want to finance your acquisition. Have your documentation ready for the banks. Most banks will require you to be pre qualified with them prior to giving them an offer.

-Use a seasoned Realtor that has had a lot of experience in this type of market and also is knowledgeable dealing with the mortgage companies.

As for myself, I'm just patiently waiting for my next perfect house to show up in the market and I'm prepared to start bidding for it.

Hopefully, this ordeal I went thru will help the next buyer in Las Vegas.
